§ I. Purpose, authority and jurisdiction.

    Purpose: In order to promote the realization of the Official Plan of the Village of Hazel Crest; in order to provide reasonable requirements for public streets, community facilities and other public grounds, in order to provide for the health, safety, comfort and conveniences of the residents of the Village of Hazel Crest and contiguous territory; in order that the developers of land may have a procedural guide; the following regulations establishing reasonable standards of design and procedure for subdivisions and for resubdivisions, unimproved land and areas subject to redevelopment within the Village of Hazel Crest and contiguous unincorporated territory are hereby adopted as part of the Official Plan of the Village of Hazel Crest.

    b.

    Authority: Authority for the administration of these regulations shall be vested in the Plan Commission of the Village of Hazel Crest.

    On or after the adoption of Ordinance No. 17-1999, all references to the Plan Commission of the Village of Hazel Crest shall refer to the Planning and Zoning Commission of the Village of Hazel Crest.

    c.

    Jurisdiction: These regulations shall be applicable to all subdivisions and resubdivisions of unimproved land and areas subject to redevelopment within the corporate limits of the Village of Hazel Crest, and contiguous and unincorporated territory nor more than one and one-half (1½) miles beyond the corporate limits of the Village of Hazel Crest and not included in any other municipality.

    d.

    Title: The regulations contained in this ordinance shall be referred to officially as "The Subdivision Regulations of the Village of Hazel Crest, Illinois"; and the term "regulations" or "subdivision regulations" when used in this ordinance shall mean and shall have the force and effect of ordinance provisions of the Village of Hazel Crest, Illinois.
